RV Roof Coatings in St. George and Cedar City, UT

Southern Utah sun, heat, windblown dust and seasonal storms make RV roof condition worth checking before a long trip or a coating project. The starting point is the roof material and what is already on it: EPDM, TPO, metal and fiberglass need different preparation and compatible repair products.

A coating can be a restoration option when the membrane and roof structure still qualify. Soft decking, active leaks, loose membrane or recurring water entry need inspection and repair before a new top layer is recommended.

Identify the roof before choosing a coating

Check the RV owner's documents or membrane label, and bring any information about earlier repairs and coatings. The original membrane and the current surface may be different. Existing silicone, acrylic, tape and sealant can change which products will adhere.

• EPDM or TPO: confirm the specific membrane and the coating manufacturer's preparation and primer requirements.
• Metal: inspect seams, fasteners, corrosion and prior coatings before choosing a repair and coating system.
• Fiberglass: inspect cracks, joints and the condition of the existing finish, then confirm product compatibility.
• Unknown material or prior coating: identify it before committing to a product or price.

What an RV roof assessment should check

Tell us where water enters, when the leak appears and whether the roof has been patched before. Photos of seams, vents, skylights and stained interior areas are useful, along with the RV make, model and approximate roof age.

The assessment should separate repairs from coating: find the leak source, check membrane attachment and the underlying structure, review existing repairs, and determine whether the surface can be prepared for a compatible system. Coating should not conceal wet or damaged material.

Primers and sealants belong to a specific system

Lanco recommends Aqua-Proof Primer for its coating systems on surfaces such as TPO and new EPDM. That guidance does not make the primer interchangeable with every other brand or coating.

For example, Dicor's Signature silicone system specifies its EPDM Cleaner/Activator for EPDM and a different TPO Silicone Roof Primer for TPO. Its instructions also require a clean, dry surface and repair or replacement of damaged substrate. Use the current instructions for the chosen system rather than mixing products by brand familiarity.

Detail sealants need the same care. Geocel Pro Flex RV Flexible Sealant has uses around compatible trim and joints, but its manufacturer excludes EPDM and acrylic skylight glazing. Dicor identifies Ultra Sealant for maintenance on its Signature silicone coating. A sealant suitable for one RV component is not automatically suitable for the roof surface.

What should appear in the coating proposal?

• The identified roof material and existing coating.
• Leak, seam, penetration and substrate repairs included before coating.
• The exact coating system, surface preparation and primer decision.
• Coverage and thickness requirements, weather limits and curing time.
• Access, protection of the RV, cleanup and closeout checks.
• The warranty issuer, exclusions and maintenance requirements.

A reflective finish can reduce absorbed solar heat, but a quoted product benefit does not establish a particular cabin-temperature reduction or utility saving for your RV. The existing roof condition and complete installation scope matter more than a universal lifespan promise.

Maintain the roof by condition and manufacturer guidance

Check seams, penetrations and past repairs regularly and after storms or travel. Look for splitting sealant, lifting edges, damaged membrane or new interior staining, and address the source of water entry before covering it.

Follow the membrane and coating manufacturer's cleaning instructions. Dicor cautions against roof cleaners containing petroleum distillates, harsh abrasives or citric ingredients. Plan inspection, repairs and any recoat from the actual condition and the installed system's instructions; there is no single five-to-seven-year recoat schedule for every RV roof.
